A FHA 203K loan is a federally backed loan specifically designed to purchase and renovate a dwelling. It efficiently allows you to purchase your home and finance the renovations with one permanent mortgage. To do so, you need a lender that performs 203k mortgages and an independent 203K FHA consultant.

As a 203K consultant/inspector (A0964), I will meet you and your contractor at the dwelling; review the anticipated work (both required and desired); analyze the contractor's proposal; prepare the FHA/Lender work write-up; and perform draw inspections as required by the lender.

Often times when a home buyer is seriously close to making an agreement to purchase a particular piece of property I am called upon for a small fee, to simply walk the dwelling with the potential buyer to render a quick professional inspector/builders feasibility opinion. The feasibility opinion will be verbal, and it will be enough information to decide to move forward with or to move on from a specific piece of property.
